The new neighbourhood is starting to take shape, with the first 2 phases virtually completed and is already becoming an established community, with:
315 new market and affordable homes completed, including a mix of market and affordable homes.
New residents have moved into the development, creating a growing new community.
Extensive public open spaces and landscaped green corridors.
Sustainable drainage features that manage surface water while creating attractive green spaces.
New walking and cycling routes throughout the development and a new pedestrian bridge over the railway, improving links to the wider area.
New bus service now serving Arkall Green.
Future primary school site fully serviced and prepared, ready for Staffordshire County Council to take ownership as soon as it is ready to deliver the school.
New care home completed and now open, providing high-quality accommodation, local jobs and community meeting spaces.
Roads, footpaths and infrastructure delivered to support the first phases of development.
Financial contributions paid towards improvements to local services, facilities and transport infrastructure.
Work underway to deliver the next phases of development as well as off-site improvements including the approved improvements to the Gungate Corridor.
-
As the first phases are completed, work is continuing to finish landscaping, roads and public spaces before they are handed over for long-term management.
The next phase of development is expected to begin in summer 2027 (subject to planning approval) and will deliver more homes together with many of the key community facilities, including the central park, sports pitches, changing facilities, community building, children's play area and further areas of public open space.
A new planning application will be submitted shortly for an additional 300 homes in the final phase of development, to align with the District Council’s design guidance for the site.
-
A new planning application is being prepared for the remaining phases of Arkall Green. The proposal would provide 300 additional homes while retaining all of the approved green spaces, community facilities, sports provision and infrastructure already planned for the development.
Since planning permission was first granted in 2018, the Government’s national planning policy and the Council's design guidance have changed. These now encourage well-designed developments to make the most efficient use of land that is brought forward for development. The Council’s Design Guide recognises that the number of homes that could be accommodated while maintaining a high quality design standard in the final phases of the Arkall Green development is higher than what the current planning permission allows for.
Arkall Green can make better use of land and provide the additional homes entirely within areas already identified for built development and without impacting on the parkland, green spaces or community facilities or needing any additional greenfield land elsewhere.
-
No.
By submitting an application for all of the remaining area of the site where development has not yet been completed, this will ensure that the Council has all of the evidence it needs to fully consider all matters such as transport and highways, flood risk and drainage and biodiversity.
Importantly, this approach also ensures that the proposed additional 300 homes are not considered in isolation but instead as an integrated part of the wider Arkall Green neighbourhood that they would form part of
The application will include all of the remaining parts of Arkall Green that have not yet been built, including homes that already benefit from planning permission.
The only proposed change is the addition of around 300 homes.
-
Including all of the remaining phases of the development as part of the application will allow the Council to assess the whole of the unfinished development alongside the additional homes proposed using one consistent and up-to-date set of plans and technical information.
This approach will also give greater certainty for local residents by ensuring that the whole of the remaining development is considered against current planning policies, design guidance and environmental standards.
-
No. This application will:
retain all of the approved parks and open spaces
retain all of the approved community facilities
retain the school site
use no additional greenfield land
The proposed changes simply relate to how housing is arranged within land already identified for development in the final phase of the development and a small area that is no longer required for the school.
-
No.
The additional homes would be accommodated entirely within land that has been ringfenced for homes to be built and a small area that is no longer required for educational purposes.
No additional greenfield land is required.
-
Yes.
The application will be accompanied by a comprehensive package of updated technical assessments covering matters such as highways and transport, ecology, drainage, flood risk, landscape, environmental impacts and other planning considerations.
These assessments allow the Council to fully consider the proposals against today's planning policies and technical standards before any decision is made.
-
No.
Construction of the approved development will continue while the new planning application is being considered.
The next phase of Arkall Green, including the planned community facilities and public open spaces, will continue to progress under the existing planning permission. The school site will still be transferred to the County Council as the local education authority as soon as it confirms it is ready to build the school.
-
A professional managing agent is about to be appointed to maintain the public open spaces and landscaped areas across the development.
They will become the main point of contact for residents on matters relating to the management and maintenance of these areas and will introduce themselves once they have been appointed.
